Searching for your next apartment can be a time consuming and stressful process. It requires a lot of researching, touring, and budgeting, all of which take away your already limited amount of time.

But when you’re searching for a new apartment, you want to make sure that you find the perfect place that checks all of the things you need off of the list. To help you in your search, here are four things that apartment searchers commonly forget to look for.

1. Create Your Need List & Wish List

The first thing you want to do in your apartment-hunting process is create two lists: a needs list, and a wish list. These two lists should serve as rubrics for you as you begin to canvas your area for potential apartments.

On your needs list, jot down everything that you absolutely must have in your next apartment. Things that might appear on this list include:

  • Number of Bedrooms
  • Square Footage
  • Parking Space
  • Laundry Accessibility
  • Location
  • Price Range
  • Pet Friendly

On your wish list, think of all the things that you would love to have, but that are not necessarily deal breakers. This list will come in handy when you’re deciding between a couple of locations that offer you all of your needs.Things that might appear on your wish list might include:

  • Utility Responsibilities
  • Cable Ready
  • In-unit Laundry
  • Modern Appliances
  • Indoor Parking
  • Amenities
  • Dog Park

When you’re conducting your initial online research to create a short list of potential apartments, use these two lists to qualify potential suitors.

2. Never Downplay The Importance of Location

Where your apartment is located should be the crucial element of your apartment-hunting process. You’ll want to enjoy the area you live, and have a convenient commute to work or school. Be careful not to make a sacrifice on the location of your apartment because it has other elements you love.

If you’re looking for an apartment in a city you’re unfamiliar with, or if you do not have a particular area in mind, you’ll want to do research to examine potential locations. When possible, visit each location to get acquainted with the environment and overall feel of the neighborhood. Take note of how close things of interest are for you. Is it convenient to get to the grocery store, gas station, coffee shops, public library, etc.

3. Utility Costs

Most residents do a great job of creating a monthly budget to account for monthly rent. But often times renters forget to factor in their utility costs when searching for an apartment. Different apartment complexes will handle utilities differently. Some will cover all the utilities, some will cover the heating, and others will require the renter to handle all of the appropriate utility costs.

When doing your research, contact the staff or landlord of the apartments you’re considering for the utilities responsibilities. Ask them for an estimated monthly cost for the utilities that you’ll be responsible for as a renter. Electric and gas prices will vary based on the area and on the usage of the resident, but if you can get a ballpark estimate for the monthly price, you’ll be able to project a more precise budget.

4. Amenities

Who doesn’t love amenities? While the apartment space, price, and location are typically the most important differentiators for residents when looking for an apartment, the amenities can often be the difference between selecting apartment A and apartment B. Apartment complexes will almost always broadcast their amenities on their websites to appeal to potential renters.

Back in step one when you made your needs and wish lists, you probably included some amenities. Maybe you wanted your new apartment to have an onsite gym to save you from the costly gym membership monthly fees, or an outdoor pool to relax and soak up sun in the summer.

Whatever amenities are most important to you, you want to make sure that you see each of them when you tour the apartment complex. You don’t want to move in and then discover that the gym or swimming pool is much smaller than you thought. And vice versa, you don’t want to undervalue a complex that has an incredible array of amenities.
